3D LiDAR scanning replaces the tape measure and the site visit. A terrestrial scanner projects millions of laser measurement points per second and reconstructs the space as a dimensional record you can measure inside, long after the team has left the building. For fit-out contractors, MEP engineers and facility managers working across Dubai and Abu Dhabi, that record is what stops a design meeting turning into an argument about what is actually on site.

The accuracy you are working with

Modern laser scanners hold spatial measurement tolerances within roughly half a percent, or around two millimetres over standard structural distances. That is close enough to verify floor area metrics, structural column grids and mechanical clearances without sending someone back with a laser distance meter.

The output is a high-density point cloud: every surface, soffit, riser and column captured as measured geometry rather than a photograph of it. Nothing is interpreted or drawn from memory.

Formats that drop into your workflow

Point clouds export to the standard engineering formats, including E57, OBJ, XYZ, PTS and LAS, so they open in whatever your consultants already use. From there the data converts directly into 2D AutoCAD vector drawings in DWG and DXF, and into 3D Autodesk Revit BIM models.

This matters most on as-built work. A tower that has been fitted out twice rarely matches its original drawings, and a scan gives the design team the building as it stands today rather than as it was drawn a decade ago.

Where clients use it

Commercial office plates in Business Bay and DIFC are the most common brief: open floors where a prospective tenant needs to test whether their layout fits before signing. Retail and F&B fit-outs use scans to prefabricate joinery against real dimensions. Facility managers scan plant rooms and service corridors so future maintenance is planned against verified clearances.

On the marketing side, the same scan produces a measurable digital twin. A remote buyer opens the tour and measures a wall, a doorway or a ceiling height themselves, which removes an entire round of questions before anyone travels to view.

How a scan runs on site

The scanner moves through the space in overlapping positions so every surface is seen from more than one angle, which is what eliminates shadowed geometry behind columns and under services. Interior lighting is set to a uniform colour temperature, typically 3000K warm white or 4000K neutral, so the texture mapped onto the point cloud carries a consistent colour cast rather than a patchwork.

Occupied commercial space is usually scanned outside business hours. Empty shell and core can be scanned any time, and generally scans faster because there is nothing to work around.

Access, timing and delivery

Commercial scanning almost always needs building management approval, and in DIFC and Business Bay towers that means a lead time of 24 to 48 hours for security clearance and a goods lift booking. We supply the technician documentation and equipment schedule those approvals require.

Registered point clouds and derived drawings are delivered within 24 to 48 hours of completing the scan. Larger or more complex sites are quoted with a stated processing window before we start, so the programme date is agreed rather than discovered.

What to send us for an accurate quote

Scanning is quoted on floor area, complexity and access, not on a day rate, so a useful quote needs three things: the approximate gross floor area in square metres, whether the space is occupied or shell and core, and which outputs you actually need. A point cloud alone is faster and cheaper than a full Revit model, and many projects genuinely only need the DWG.

If existing drawings are available, send them. They tell us where the geometry is likely to have changed and how much registration work the job carries. If the site has restricted areas, live plant or a security escort requirement, flag it early, because those constraints change the programme far more than the scanning itself does.
